That opportunity is called Bulk REO Investing, and the opportunity is huge.

Let’s take a moment to analyze the basics of this incredibly lucrative business.

Understanding the notion of Bulk REO’s requires understanding of the foreclosure process.

As a borrower becomes increasingly behind in his mortgage, the lender regularly calls and writes the borrower with default warnings and threats. The lender directs the subsequent timing of the actual foreclosure proceedings. The ‘pre-foreclosure’ time starts with filing of foreclosure paperwork and concludes at public auction.

Foreclosure is completed when the property is put up for auction. Ownership of the property is returned to the lender if the property is not sold at auction. The property then receives the designation of being an ‘REO’ or the more formal name, ‘Real Estate Owned’.

Lenders have no interest in owning property, and thus usually opt to list their REO properties with a local real estate broker in hopes of a retail sale. However, lenders are increasingly willing to take much less than their REO asset is actually worth. The trade-off is that the buyer must purchase multiple REO properties in each transaction.

The recession in the United States has yielded huge profits to real estate investors prepared to take advantage. Bulk REO Investors are most successful when they have a well-established source of funding for their REO packages. Some sources of funding for these transactions are: personal funds, hard money lenders, commercial lenders and non-conventional sources such as private investors and hedge funds. Additionally, one man is becoming very well known in the field of bulk REO investing, and his name is Salvatore Buscemi of Dandrew Capital Partners, a New-York based hedge fund.

One thing people don’t even know is how crucial it is to maintain your car properly.  We take for granted these cars that get us around wherever we want to go.We seem not to understand that our safety is always at risk whenever we go driving. First thing doing tuneups is really important to your car’s overall health.What I am talking about is making sure your car is on schedule for regular tuneups.  As mentioned your car’s are big investments.  If you don’t maintain it you run the risk of ruining it.  I have seen many clients ruin their vehicle and take it into my San Diego auto repair shop after the fact.I notice that if there was just some routine maintenance performed, a lot of the problems could have been avoided.

Another point to take in is the fact when you do regular tuneups you will also make your car run cleaner.  With so much emphasis falling on clean air and emmissions it is important.  Because if you don’t take care of your car it can run the risk of faiing a smog check.  I have seen older cars that when taken care of pass with flying colors in my San Diego smog check shop by doing regular tune ups.I have also witnessed the opposite way as well.Cars that the owners did not care for usually fail miserably.

Finally one of the very critical parts of your car will be the brakes.  But people neglect it all the time.By not doing a good job of caring for your brakes you are taking a chance of more expensive repairs.  In my San Diego brake shop I see cars have expensive brake repair jobs because they didn’t do simple maintenance. By just monitoring their brakes.Or if regular maintenance and checks were done on it, that could have save them money.

How to check your transmission at home

One of the most expensive auto repairs you can do is a transmission repair.It is a huge part of your automobile.Being sure to take care of it is really important.By making sure your car is taken care of you will save yourself a little bit of money.Since this is a repair you can’t do on your own, you still have some things that you can check.   By checking it at home you can make sure you need to take it in.

First off since I own a Escondido auto repair shop I know how expensive transmission repairs can be.  So I always tell my clients to check a couple of things first.  This way they can make sure they need to come in.  First off they can check the fluid.The fluid has to be clear.If you find that the fluid is black or dark, that is a warning sign of problems and the car has to be brought in.

A second thing they can look at is how the gear shifts.  You do this by moving your gear from park to drive.  Or you can move it from park to reverse.What you are trying to see is if the gears do the shifting smoothly.  You don’t want any jerking motion.If you find that your car is jerking that is an indication of problems with your transmission.  In my Oceanside transmission repair shop this is one of the big signs of transmission problems.Quite a few cars that are brought in have this problem.

Lastly you can see if there could be any leaking of your transmission fluid.  You once again check this with your dipstick.  But you can’t tell if you don’t check it regularly.  I advise all my customers in my Oceanside auto repair shop to always check your fluids.People are used to checking for oil.But they need to also look at their transmission fluid.This allows you to know if their is any leaking of fluid.

My best payoff has always come by focusing on permission-based email marketing. Permission-based email marketing refers to the practice of collecting information (including email addresses) from website visitors and communicating with them via e-mail with their direct consent. The “permission” aspect of permission-based email marketing is what separates legitimate email marketers from the spammers that everyone despises.

My love of email marketing is strong for one reason: It works very well. Email marketing has been much like a never-ending goldmine: It enables us to produce income on demand simply by sending a good offer to our list. When you have thousands of loyal subscribers - as we do - and you put a strong and compatible offer in front of them, income becomes nearly automatic.

However, the key to successful email marketing is the development of a legitimate trust relationship with your subscribers. If you opt to send your subscribers a request for purchases every single day, they will likely tire of your badgering and cease reading your emails altogether.

Alternatively, if you take the time to provide good content to your readers on a regular and frequent basis, you’ll discover that your readers take all of your emails far more seriously, and as a result your emails will be opened, read and acted upon with greater frequency. Essentially, email marketing is really an exercise in trust.

Even though there are more sides to internet marketing than just email marketing (permission based), email has been the foundation that our business sits on.

You may think that carpet cleaners say that carpets are great for your house because it is their means of livelihood.But they are good for a lot of reasons.We are going to discuss and show in this article the reasons how carpets make a difference.

First of all this is from experience working with carpet cleaners San Diego.So what are the differences can it make?  Well it provides a clean environment.People do not realize it but bacteria thrive in your carpet and a lot of dirt also accumulate in it.  It has been known to cause people to get sick.  By constantly keeping it cleaned you can avoid that.It is true as I have proven in my experience.

Another reason would be that it can help in the beautification of your house.No one will definitely like a dirty looking house.  Well if you add dirty carpeting to it, then you really have a bad looking home.Cleaning it by yourself can do a lot of wonders.  If you don’t want to hire a company there are a lot of carpet cleaning products that can help you clean it yourself.Of course it would not be as easy as hiring a cleaner.But it can be fun to do.

Finally, not cleaning your carpets regularly will waer it out faster.  Of course that is a good thing because of my tile San Diego business.  It would be great if people would get new flooring every year.  But they shouldn’t have to if they follow simple cleaning routines.By cleaning it regularly it can make the flooring last a long time.But if you neglect it then it won’t last long.And it can also make it look bad.

So if you follow these steps you will see that keeping your carpets cleaned is a big deal.  Plus you will get rid of dirt and bacteria.And the last thing would be you could make your carpets and flooring last longer.

How to detect transmission problems

One of the most costly to be replaced parts of your car is the transmission. Sometimes, replacing the automatic transmission costs more than replacing your car with a new one.So, armed with that knowledge car owners should be more careful of their cars. One way you can do that is by paying attention to what’s happening to your car. What I mean to say is that there are signs to tell you if there is something going on with your transmission. Because repairing potential problems will be cheaper than a real problem.

First sign you can look out for is any leaking.  A lot of times I have cars brought into my Escondido auto repair shop where the problem started with a simple leak.Red leaks are what you should be on the lookout for.  If the fluid you find on the ground is red that is the transmission.  Damage happens to your transmission if you are low in fluid.If you find out that your car is leaking red fluids immediately fiill your car up with transmission fluids.  Then take it to a shop to have the leak fixed.

Another thing that you must be on the watch for are noises and vibrations coming from the transmission of your car.  From my experience running my Oceanside transmission repair shop those noises are a sign of a couple of things.It could be a sign that your fuid levels are low.Or your car’s transmission cables are damaged.  Immediately have your car looked at for those problems.

Finally you want to look out for an overheating transmission. That will be your biggest hint that there is a problem with your transmission. I see all the time cars brought into my Oceanside auto repair shop that had that problem.  Most of the times it was brought in too late.So, instead of undergoing a minor repair only it became a major repair.

You can avoid major expenses if you just follow those steps and observe your car.It is a simple task and it can save you a lot on expenses and repairs.

This new opportunity - known as ‘Bulk REO Investing’ - is so huge it’s captured attention from wealthy investors and private investment funds alike.

Consider with me, if you will, the fundamentals of the Bulk REO business.

To understand investing in Bulk REO, you have to understand the foreclosure process.

When a home owner begins to miss payments on their mortgage, the lender begins to send late/overdue notices to the home owner. After a certain period, the lender will then formally begin foreclosure proceedings. From that time through public auction is called ‘preforeclosure’.

Foreclosure is completed when the property is put up for auction. If there are no buyers for the property at auction, the property is returned to the lender. The lender then categorizes the property as ‘Real Estate Owned’ - or ‘REO’ for short.

Lenders have no interest in owning property, and thus usually opt to list their REO properties with a local real estate broker in hopes of a retail sale. But as a consequence of the weak economy, lenders are frequently selling their REO properties far below their actual value. This happens because the buyer of the REO is required to purchase multiple REO’s in a single transaction.

Qualified real estate investors are increasingly finding once-in-a-lifetime opportunities in these REO packages. REO packages are easiest to buy and sell with a well regarded source of financing in place. There are many sources of funding for these transasactions including: hard money and commercial financing, as well as non conventional sources such as hedge funds and private investors. Additionally, one man is becoming very well known in the field of bulk REO investing, and his name is Sal Buscemi of Dandrew Partners, a New-York based hedge fund.
